Hundreds of properties in Quebec change hands every day, most of them without us knowing the exact details. That was before we became interested… Here are the latest transactions that caught our attention.
A residence in Lac-Saint-Joseph, near Quebec, found a buyer for $2.7 million. That's almost three times the price the sellers originally paid.
The two-story residence with 296 square meters of living space is located at Chemin Thomas-Maher No. 124 and has direct access to Lake Saint-Joseph. This residence was built on a long, partially wooded lot measuring 7,393 square meters.

The owners, a married couple of Johanne Lessard and Denis Lafrenière, purchased this residence in June 2007 from Henry Béland and Carmen Gagné for $937,500. At the time, buyers paid $50,000 more in exchange for “furniture and equipment.”
After living in it for more than 15 years, its owners put it up for sale for $2,975,000, more than three times the price paid. The residence eventually found a buyer for $2.7 million, 9.24% less than the advertised price, but without any legal guarantee of quality, “at the risk and peril of the buyer,” the sale deed states. Notarized sale.
In the most recent three-year municipal assessment roll, this residence was assigned a value of $1,269,400, an increase of 12% compared to its previous value of $1,133,500.
For buyers, a transfer tax of $71,843 will be added to the purchase price, also payable to the City of Lac-Saint-Joseph.
